Hi Martin!
Yes - I did survive. But it sure was COLD!!! However, I'd been in Chicago the previous week when it was even colder (not that I ventured out much) - and its not called the windy city for nothing..
Anyway, I ended up having a good look around Buffalo. Monday was a public holiday - which none of us picked up until the Friday before - so I had a free day. I downloaded a lot of locations from realtor.com and just drove around and "looked" at a lot of properties from the outside, as well as getting a feel for the best areas. Which do seem to be to the west around Massachusetts - and to the east of downtown - near theodore and Courtland. The properties I've bought looked sound - they could do with more care and attention, but for the price they're amazingly good value.
I also got to spend time with Lou and Pete who took me round on Tuesday - I also met with Laura M Strauss - who is much as she comes across by email - very efficient, but no social chat!!! Sadly I didn't get to meet Karen or Lorianne (I hadn't allowed enough time to get to her - she's near Rochester I understand).
Anyway, I liked everyone I met - and felt I could trust them - and also learnt a bit more about the market. Partly about what areas to invest in - and partly just why there is this odd situation of purchase prices so low vs rentals.
So - all in all - a really useful trip!

I originally bought my properties from Martin, just over a year ago. I don't know him personally, but he's given me lots of sound advice in the past and we've shared some pretty lengthy emails. It's clear he's an investor himself as he's steered me on lots of things during the period I have owned these properties, so yes, I would certainly recommend him, and I wouldn't doubt he would be a good point of call in the future for information you may require.
In regard to payments, I assume you mean rent and management. The vast majority of the properties in this price bracket and the real decent yielders are whats termed as section 8 rentals. Which is the equivalent of Social security in the UK. Although most are low income or elderly tenants, most do pay a portion of their rent. Ive had the odd month where their particular portion has been late but it's been no drama to be honest, and ive never had to even come close to evicting anyone. As for the bulk of the rent, that obviously comes from the government, which needless to say is gilt edged!.
